• To ensure the subject property is free from encumbrances, Faulk & Foster will order and review title commitments and/or O&E Reports.
• We will conduct and coordinate curative actions as required and order the final title policy.

Curative actions may include:

• SNDA
• Signature Authority Documents (Resolutions, Corporate Documents)
• Survivor Documents (death certificates, probate documents)
• Affidavits for Title Company Utilization
• Non-Disturbance for Mineral Rights
• Tax Liens
• Bankruptcy and Legal Proceeding on Record
• Ownership Issues (additional deed retrieval or filings)
• Release of Mortgage / Deed of Trust / Fixture Filings
